RETAIL PROPERTIES IN PRIME LOCATIONS

Retail

Marketing Retail Properties in the Prime Locations of Germany´s Major Cities

Analysis

Long-term and predictable profits are core criteria for the owner of a business property. Sustainable plans and concepts and firm rental partnerships are thus high on the list of priorities.

We examine the owner’s vision and draw up an estimated rent in accordance with current market conditions. This allows us to market the property in a targeted and coordinated manner until the contract is signed.

Branch closure / Relocation

If changes in company expansion strategy mean that the premises it has rented no longer meet demands, we are there to provide flexible solutions.

These include organising negotiations with the owner on early termination of rental agreements including drawing up termination agreements and looking for a suitable subsequent tenant.

Investment

Comptence & Experience

Our focus lies on prime commercial property locations in Germany’s major cities. We have many years of experience and success in selling property to top-rated national and international investors and private investors.

For most landlords and investors, purchasing and commercialising premium real estate in prominent locations is no everyday matter. Leveraging our profound knowledge of the market enables us to support and conduct these marketing activities in an optimal manner.

Our business philosophy is to serve and communicate our knowledge to our partners. Candour and keeping our word represent our central commitment as a company.

They define how we work and establish the basis for our special position in the real estate market.

Consulting

Targeted Conceptual Work

As part of our consulting service, we assist national and international investors right from the preliminary stages of the project to the planning and implementation of marketable project designs.

This support reduces the costs for and time required by potential investors and has a lasting effect on the value added.

That is why our consultancy services are as comprehensive as they are detailed:

1. Preliminary examination of the location as part of the project verification phase (micro and/or macro-analysis)

2. Conceptual design, optimisation and structuring of retail premises.

3. Monitoring of buyer and seller due diligence

4. Valuation of properties used mainly as retail premises

5. Portfolio analysis / Portfolio consultancy

Expansion Services

We support international brands wanting to expand onto the German market.  Our brand customers often lack established expansion management strategies of their own, or they are retailers desiring to expand – either as franchise partners or based on their own devised concept.

Our expansion management not only provides valuable market knowledge and close contacts to shopping center developers, landlords, investors, corporations, and key specialized dealers, but also offers additional experience in operative retail, including merchandise planning, personnel, and visible merchandising.

IKP develops professional expansion strategies with the following services:

- location analysis and planning
- contractual negotiation support
- space realization and optimization assistance
- franchise partner acquisition
- development and monitoring of franchise, shop-in-shop (SIS), and concession concepts applicable for the German market

Hako finds new location on the Zeil in Frankfurt

2011/02/08

Woolworth building now newly rented after 1½-year vacancy.

After long and intensive negotiations, the shoe chain Leiser, which operates under the name Hako in Frankfurt, was able to obtain a new location on the Zeil 94 in Frankfurt. Once used by Woolworth, the building is managed by Corpus Sireo and has approx. 4,600 m2 of sales area. It will be completely renovated by the owner.

The property will receive a new two-story glass façade and will be subdivided into two shop units. After the restructuring, one subarea will house a modern, trendsetting specialty shoe store extending over two floors, which will meet all the latest requirements of the retail industry. The second subarea will not be used by HAKO itself. Concrete negotiations are already taking place and are close to being finalized.

The lease was negotiated by the Düsseldorf brokerage firm IKP Immobilienberatungsgesellschaft Kuchenbuch und Partner, which subdivided the spaces and developed the retail concept. IKP specializes in marketing and leasing retail real estate in the pedestrian zones of German cities. The firm supports the expansion of well-known chain store companies and oversees buying and selling transactions for national and international investors.

Corpus Sireo will perform the real estate restructuring on behalf of the owner. The opening of the new retail space will then occur in time for the seasonal business in fall 2011.
